Some property deals are sold almost entirely on narrative: a rapidly transforming neighborhood, a visionary master plan, or a compelling growth story about the city’s future. These stories aren’t necessarily wrong, Dubai has delivered on ambitious visions before, but a strong narrative alone isn’t enough to justify an investment decision.
Alongside the story, every investment should also make sense through hard numbers. What does current demand actually look like for this type of property in this location, not just what’s projected for the future? How does the price compare to recent, comparable transactions, rather than to the aspirational value implied by the marketing?
Location fundamentals, proximity to employment hubs, infrastructure, and existing amenities, provide a more reliable foundation than a story about what an area might become. Perhaps most importantly, a credible exit strategy needs to exist independent of the narrative, since even the most compelling growth story doesn’t guarantee liquidity when it’s time to sell.
None of this means growth stories should be ignored, some of them are genuinely well-founded. It means they should be treated as context for a decision, not as a replacement for due diligence.
