Dubai Hills Estate is one of the few master-planned communities in Dubai built around a genuine mix of product types rather than a single one. An 18-hole championship golf course anchors the community, and the mix runs from Maple’s entry-level townhouses and villas through Sidra, Park Gate, and Golf Grove in the middle of the market, up to Golf Place, Palm Hills, and Address Hillcrest, and finally the ultra-prime mansion clusters like Emerald Hills, The Fairway, and Majestic Vistas. Add in Dubai Hills Mall, well-regarded schools, and strong connectivity to Downtown and Dubai Marina, and why the community keeps showing up on shortlists for both end-users and investors.
What’s harder to see from the outside is how differently each layer of the market behaves — price movement, rental demand, and liquidity vary a lot between a Maple townhouse and a Golf Place villa. The Four Layers of Dubai Hills Villas
Villas and townhouses across Dubai Hills Estate roughly split into four price layers. Which one makes sense for you depends on whether you’re buying to live in, to rent out, or to hold for capital growth — that’s the first conversation worth having before looking at specific units.
- Entry — Maple 1, 2, and 3 townhouses and villas.
- Mid — Sidra Villas I/II/III, Park Gate, Club Villas, and Golf Grove.
- High — Golf Place 1 and 2, Palm Hills, and Address Hillcrest — generally golf-course or park-facing.
- Mansion — Emerald Hills, The Fairway, The Parkway, Majestic Vistas, and a handful of ultra-prime clusters at the top of the market.
Apartments sit in a separate, generally lower entry-price band spread across the community’s residential buildings around Park Heights and the Dubai Hills Mall district.
