Before recommending any property, the brochure is where the analysis starts, not where it ends.
The first thing to check is demand. Who is actually going to want to rent or buy this property in the future, and is that demand strong enough to support the price being asked today? Price comes next: not just whether it feels reasonable, but how it compares to recent transactions and realistic future value.
Exit strategy is often the most overlooked factor. A property might make sense to buy, but if there’s no clear path to selling or refinancing it later on reasonable terms, that’s a serious risk. Finally, every recommendation needs an honest look at risk: supply pipeline, developer track record, market cycle timing, and anything else that could affect the outcome.
A good brochure can make a mediocre property look exceptional. Real due diligence looks past the marketing and asks whether the fundamentals actually hold up.
