Photo quality and overall positioning in the listing also matter enormously, since first impressions online now largely determine whether a buyer books a viewing at all.
Beyond presentation, practical factors come into play too. Tenant status can deter investors looking for immediate occupancy, while an awkward layout or an unremarkable view compared to competing listings can quietly work against a property, even at a fair price. It’s also worth honestly assessing the competition: if several similar units are on the market simultaneously, buyers have more leverage and more comparison points.
Finally, buyer fit matters. A property that’s technically well-priced but doesn’t match what active buyers in that segment are actually looking for will continue to underperform, regardless of how many views it receives.
