Renting in Dubai: What Most Tenants Do Not Budget For

Reviewed 2 October 2026. Budget the cash needed to move in separately from the annual cost of living in the property.

What should a Dubai tenant budget beyond rent?

Start with the first rent payment, the agreed security deposit, any agency fee, tenancy registration, utility activation and deposits, moving costs and furniture. Then add recurring utility, cooling, internet and any municipality charges to the ongoing budget. Ask for written amounts and payment dates before signing.

Verified government and utility charges

  • DEWA: the move-in page lists a security deposit of AED 2,000 for a residential flat and AED 4,000 for a villa. Small-meter activation charges total AED 155; larger-meter charges differ. Confirm the applicable amount for your premises.
  • Ejari: DLD’s registration page lists AED 177.75 through the app/website route and AED 220 through trustee centres. Check the current channel, eligibility and itemised checkout amount.

Amounts that need a property-specific quote

The landlord’s deposit, agency fee, payment schedule, cooling arrangement and building move-in requirements should be checked for the actual lease. Do not treat example percentages as mandatory government charges. Ask which deposits are refundable, what deductions may apply, whether tax is included and who receives each payment.

Illustrative move-in cash budget

Assume an AED 80,000 annual lease paid in four equal instalments. This example uses an agreed landlord deposit of AED 4,000, a quoted agency fee of AED 4,200 including any applicable tax, a residential-flat DEWA deposit, small-meter activation and the published online Ejari amount.

Example only — replace with your lease and provider quotes
ItemCash amount
First rent instalmentAED 20,000
Agreed landlord depositAED 4,000
Quoted agency feeAED 4,200
DEWA deposit and small-meter activationAED 2,155
Online Ejari amountAED 177.75
Assumed moving costAED 1,500
Illustrative initial cash totalAED 32,032.75

This total excludes cooling deposits, building requirements, furnishings and ongoing bills. It includes deposits and a rent instalment, so it is not a measure of non-refundable moving expenses. Keep future rent-payment dates in the cash plan.

Check the apartment’s cooling arrangement

Ask which provider serves the building, what is included in the rent, which charges you must pay separately and what happens when you leave. Obtain the provider’s actual connection, deposit and recurring charges rather than relying on a generic area allowance.

Choose on total cost and daily fit

Compare total move-in cash, recurring bills, commute, layout and maintenance condition alongside the headline rent. For a landlord’s perspective, read what makes a Dubai property easy to rent. Discuss your rental requirements and budget before selecting a property.

Updated 2 October 2026: earlier generic fee estimates have been replaced with dated official sources and clearly labelled assumptions.
